What boards and architects actually write

Property managers and architects write to the spec, not to a five-star widget. Houzz lists the studio.

Quick answers about how we work, what to expect, and how to get started.

Why are my bricks flaking apart?

This is spalling, caused by water infiltration that freezes and fractures the brick surface. Harsh Downers Grove winters accelerate this damage, which will worsen over time. Repair involves replacing affected bricks and addressing the moisture source to prevent recurrence.

Is my chimney actually dangerous?

Crumbling mortar, a cracked crown, or a leaning stack means you should avoid using the fireplace until inspected. A compromised flue poses fire and carbon monoxide hazards—a serious safety issue, not mere speculation. We always evaluate the flue during chimney assessments.

My house is from the 1920s. Is that a problem?

Not at all—we specialize in historic masonry. Older the western suburbs brick is more porous and requires lime-based mortar that allows moisture to escape. Modern cement mortar traps water and damages vintage brick. We formulate period-appropriate mortar, never opting for inferior materials.

What's the white powder on my bricks?

That’s efflorescence—mineral salts left behind when water passes through masonry and evaporates. While the deposit itself isn’t harmful, it signals water movement within your walls. We identify and correct the moisture source rather than merely cleaning the surface.

Water's coming through my wall. Can you find the leak?

Yes. Leaks rarely appear directly at their interior point of entry; water often travels along structural elements before staining. We systematically inspect joints, crowns, flashing, and sills to locate the actual breach. Correct diagnosis prevents costly repeat repairs.

Do you charge for estimates?

scheduled by phone. We provide free, on-site, written package scopes. After examining your masonry in person, we supply a detailed quote covering work scope, materials, and timeline. Clear Scopes, high-pressure tactics, or limited-time offers.

How do I pick a masonry contractor who won't rip me off?

Request valid local references and project documentation. Insist on a written package proposal. Ask for local references and follow up with them. Be wary of phone quotes without a site visit. We readily provide all this documentation upfront.

When's the best time of year to get this done?

Spring to fall is ideal, as mortar must cure above freezing. Demand peaks after winter damage becomes apparent, so schedules fill quickly. Booking early secures preferable dates. Winter emergencies can be temporarily stabilized, but full repairs await warmer conditions.

Can you just replace a few bad bricks?

Often, yes. We remove damaged bricks and install matching replacements, avoiding unnecessary full-wall reconstruction. If a larger section has failed, we’ll explain why and show you the evidence. You receive an honest assessment, not an inflated project scope.

What the heck is a chimney crown and why should I care?

The crown is the concrete top of your chimney. Cracks allow water entry, which freezes and rapidly damages internal masonry. Rebuilding a crown is far less expensive than reconstructing a chimney stack. We rebuild crowns with correct overhangs, seal flashing, and add a cap.
